SRI Management Builds a Scalable Digital Media Strategy to Power Rapid Growth

SRI Management, a Tallahassee-based senior living property management company that operates independent living, assisted living, and memory care communities, was experiencing rapid portfolio growth. While the business was expanding, its marketing systems had not evolved at the same pace. Their existing platform lacked the sophistication needed to evaluate lead quality at scale, and limited coordination between sales and marketing teams reduced visibility into what was driving move-ins.

The SRI Management team recognized that sustaining this pace of growth would require a strategic marketing partner that understood healthcare and could scale alongside the business. They engaged MediaOne to transform its performance marketing strategy and build a foundation capable of supporting long-term growth. 

Designing a Digital Engine for a Growing Portfolio

Together, SRI Management and MediaOne worked together to build sustainable systems to support the full marketing funnel. The objective was clear: generate higher-quality leads, improve attribution from first touch through move-in, and create a repeatable framework that could scale as new communities were added.

MediaOne began by addressing operational and measurement gaps across the marketing funnel. A core focus was improving communication between sales and marketing, ensuring that lead feedback informed ongoing media and messaging decisions. To support this effort, MediaOne implemented Google Analytics and call tracking, enabling clearer insight into traffic quality and lead performance.

Initial Google Search campaigns quickly demonstrated strong results, outperforming expectations and validating the opportunity to expand investment. From there, the strategy evolved into a multi-channel digital media program that included Microsoft and Bing Search, native retargeting, programmatic media, and digital out-of-home (DOOH) placements. Campaigns were structured to drive qualified traffic while maintaining consistency across markets.

As SRI Management adopted a new CRM, MediaOne integrated digital media, attribution, and reporting into a unified system. This allowed SRI Management to track leads across the full lifecycle, from first interaction to tour and move-in, and to understand which channels and tactics were producing meaningful outcomes. Messaging and creative were aligned across the portfolio, with tiering models introduced to reflect differences in positioning and resident experience among communities.

The framework was intentionally designed for scale, supporting consistent rollout, reporting, and optimization as SRI Management expanded into new and existing markets.

Growth Fueled by Strategic Clarity

SRI Management saw immediate improvement following the implementation of the new digital media strategy. Leads increased 56% year-over-year, and the organization achieved a record number of move-ins in 2022.

Today, SRI Management's senior living portfolio has grown nearly 300% during MediaOne’s eight-year partnership. The scalable digital foundation supported increased lead volume, stronger lead quality, and improved visibility into performance across markets.

Beyond topline results, SRI Management gained greater transparency into its marketing investment and clearer insight into what was driving success at the community level. This visibility supported stronger alignment between teams and increased confidence in scaling media investment alongside portfolio growth.

As a result of the program’s success, SRI Management expanded its partnership with MediaOne to include creative and email marketing services beginning in 2026.
